What you actually want to know.

How does ownership work as an international investor?

Temple Heights is held as leasehold through a PT PMA structure, with no nominee arrangements. Your name sits on the title via the PT PMA. Investland Bali handles incorporation, lease registration and annual filings. The tenure is 25 + 25 years; the renewal is contractually built in, not at the developer's discretion.

What is included in the price?

The full villa, fully furnished, with private plunge pool, landscaping, parking on plot, two year developer warranty and one year property insurance. The price does not include PT PMA setup or notary fees for the leasehold registration. Both are itemised in the brochure.

Who manages the villa once it is handed over?

Pellago, the management arm of Investland Bali. Pellago handles bookings, guest experience, maintenance, on-site staff, taxes and reporting. You receive a written investor report every week with occupancy, revenue and any maintenance items addressed.

What yield should I expect?

Net yields from 9% annually. Net of management and operating costs, and tax. Specific to Temple Heights, subject to market conditions and occupancy. Returns are not guaranteed. We share modelled scenarios with conservative, base and stretch occupancy in the brochure.

How is construction quality controlled?

Constructland, the construction arm of the group. Materials and finishes follow a European specification. Every villa passes a defined snag and acceptance process before handover, with a two year developer warranty after.

When can I take handover?

Handover is phased across the five rows. The Riverside Premium row (units 15, 14, 13) is scheduled first, followed by the Loft rows in sequence. Current handover dates and the construction timeline are confirmed in the brochure.

Can I use the villa myself?

Yes. Temple Heights is built to be lived in, not only let. Owners block their own dates through Pellago at no fee, and the rental programme runs around their schedule. Many ICP2 owners spend two to three months a year here and let the rest.
